Where to find official real-estate price, transaction and FDI data for Greece and Cyprus
A reference list of official sources for property prices, sales, permits, construction costs and real-estate FDI in Greece and Cyprus, with frequency and caveats.
This note lists the primary public sources we use for property-market figures. It describes what each dataset measures and how often it is updated. When you cite a number, cite the original publisher and its reference period, not a secondary article.
Greece#
Prices#
- Bank of Greece (BoG): residential property price indices. Quarterly. Covers apartment prices by age and by area (Athens, Thessaloniki, other cities, other areas). Built from valuations reported by credit institutions. The latest four quarters are provisional. BoG real-estate indices page.
- BoG: commercial property indices. Semi-annual (office and retail), on the same page. The data come from credit institutions and Real Estate Investment Companies (REICs).
- data.gov.gr mirror. The BoG apartment price index dataset is available in machine-readable form. Useful for automated updates, but check the file date.
- Eurostat house price index. Gives a harmonised comparison with other EU countries. Eurostat housing price statistics.
Construction and supply#
- ELSTAT: building activity. Monthly. Counts permits, volume and surface area. ELSTAT building activity.
- ELSTAT: material price index for new residential buildings. Monthly, base 2021 = 100, excluding VAT. ELSTAT CSTM.
- ELSTAT release calendar. Shows upcoming publication dates. ELSTAT calendar.
Investment flows#
- BoG: direct investment flows. Includes non-residents' direct investment in Greek real estate, published as part of the balance-of-payments statistics. Annual data by activity are mirrored on data.gov.gr.
- BoG: monthly balance of payments. Press releases include total direct-investment flows. See the July 2026 release coverage for an example of the format.
Legal texts and registries#
- Government Gazette (ΦΕΚ). The official text of laws and ministerial decisions. et.gr. A rule is in force only once it is published there.
- AADE. The tax authority. It runs the short-term rental registry and publishes tax guidance at aade.gr. The site may block automated checkers, so open it in a browser.
Cyprus#
Prices#
- Central Bank of Cyprus (CBC): Residential Property Price Index (RPPI). Quarterly, base 2010Q1 = 100, split into houses and apartments, with district detail. CBC RPPI 2026 Q2.
Transactions#
- Department of Lands and Surveys (DLS): contracts of sale. Monthly. Gives national and district counts of sale contracts deposited, with year-on-year change. DLS contracts of sales 2025 and 2026.
- DLS: transfers (completed sales). Monthly. Shows cases, parcels, and declared and accepted amounts. DLS transfers 2026.
- DLS: foreign buyers, mortgages and title deeds. All on the DLS statistics index.
Contracts and transfers are different things. A contract records an agreed sale. A transfer happens when title passes, which for off-plan property can be years later. Avoid adding the two together or comparing one with the other.
Construction and investment#
- CYSTAT: construction statistics. Covers building permits, the construction materials price index, and construction output and producer prices. CYSTAT construction.
- CBC: external statistics, including direct investment. CBC external statistics.
- Legal texts. The CyLaw database holds Cypriot legislation. The Official Gazette is the authoritative source.
Checklist before quoting a figure#
- Note the reference period (for example "Q2 2026") as well as the release date.
- Check whether the figure is provisional and whether a newer revision exists.
- Say whether the figure is nominal or real, and whether it is seasonally adjusted.
- Link the publisher's page, not an aggregator.
- Re-check figures at each scheduled update. Our Greek market overview and Cyprus snapshot follow this practice.
